The Metro's two lines cover the coastal strip and the centre, taxis are cheap by European standards and ride-hailing is everywhere. If your apartment is on a Metro line — Marina, JLT, DIFC, Downtown, Business Bay, Creek — a month without a car is entirely workable. Inland communities are harder.

Renting a furnished apartment in Dubai

A furnished apartment in Dubai is the middle option between a hotel and a twelve-month lease, and for most people arriving for a project, a relocation or a long visit it is the only one that makes sense. You get a full kitchen, a living room, a washing machine and a door you can close on your work — with the utilities, the internet and the furniture already dealt with, and none of the deposits, DEWA connections and Ejari paperwork that an unfurnished lease drags behind it. We manage 141 of them across Dubai, from AED 238 a night, and quote a lower monthly rate for anything from about a month upwards.

Every apartment on this page is one we operate ourselves, not a listing we resell. That matters more than it sounds: the photographs are of the actual apartment, the availability is live, the price for your dates is the price you pay, and when the air conditioning needs attention in week three it is our own maintenance team that comes, not a subcontractor booked through a call centre. Deluxe Holiday Homes has been licensed by Dubai's tourism authority since 2015, employs 230-odd people in-house and runs more than 800 homes in the UAE.

The range runs from studios — which in Dubai are generous, and are the best value for one or two people staying a while — through one- and two-bedroom apartments to three-bedroom homes for families. They sit across 28 districts: the coastal strip at Dubai Marina, JBR and Emaar Beachfront; the centre at Downtown, Business Bay and DIFC; the creek at Dubai Creek Harbour and Al Jaddaf; and the newer inland communities at JVC, Town Square, Arjan and Damac Hills where a monthly budget stretches furthest.

Monthly and long-stay rates, and what they include

For a stay of roughly a month or more we quote a monthly rate rather than multiplying the nightly one, and the difference is usually substantial — long stays cost us less to run, and we price them accordingly. The quote includes the furnished apartment, DEWA utilities, high-speed Wi-Fi, air conditioning, building access and the facilities that come with it, and a professional clean before you move in. Housekeeping during the stay is available at whatever interval you want it, weekly being the common choice.

What it does not include is a surprise. There is no platform commission, no agency fee and no separate service charge invented at checkout. Tell us the move-in date and how long you need and you will have a written monthly figure, usually inside a working day.

Studios, one-beds, two-beds — what to take for a long stay

For one person, or a couple who both work from the apartment, a studio is usually the right call: Dubai studios are large by international standards, they cost the least to run, and the money saved buys a better building or a better district. The point at which people regret it is when two of them are on calls at the same time.

A one-bedroom buys exactly that — a door between the bed and the desk — and is the most-booked size for a month-long work posting. Two- and three-bedroom apartments are for families and for colleagues sharing, and per person they are the cheapest way to do a long stay. If you are weighing two options, send us both and we will tell you honestly which is the better spend for your dates, including when the smaller one is.

Which district suits a long stay in Dubai

If you want to arrive without a car and be able to walk to dinner, the coastal strip — Dubai Marina, JBR, Emaar Beachfront — and the central districts of Downtown, Business Bay and DIFC are the ones that work. They are the most expensive, and they are the most straightforward. All sit on the Metro or the tram.

If the budget is the binding constraint, the inland communities are where the same furnished specification costs meaningfully less: Jumeirah Village Circle and Jumeirah Village Triangle, Town Square, Arjan, Al Furjan, Damac Hills and Dubai Production City. They are low-rise, quiet, well supplied with supermarkets and parks, and they assume a car. Between the two extremes sit the creek districts — Dubai Creek Harbour, Al Jaddaf, Al Merkadh and Sobha Hartland — which are new, calm, close to the airport and priced below the centre.

The legal side: holiday-home permits, Ejari and corporate stays

Furnished apartments let by the night, week or month in Dubai are regulated as holiday homes by the Department of Economy and Tourism, and every operator needs a permit. Ours is Tourism Licence 734743. Practically, that means your stay is registered with the authorities, every guest is ID-verified at check-in, and the apartment is inspected and insured as a licensed unit. It also means there is no Ejari and no DEWA account in your name: the lease structure a twelve-month tenancy requires does not apply to a licensed holiday-home stay, which is exactly why this route is faster.

Companies booking for staff can be invoiced against our VAT TRN (100356702900003), with a single monthly invoice covering several apartments if that is easier for your finance team. Tell us at the quote stage and we will set it up that way from the start.

The other half of what we do is run apartments for the people who own them. That is the full job rather than a listing service: the DET permit and guest registration, professional photography and listings, dynamic pricing, guest vetting and staffed check-in, housekeeping and linen, maintenance and pest control with no mark-up on invoices, and a monthly owner statement with every cost itemised. Our own furnishing team has fitted out more than 450 homes, so an empty apartment is not a blocker either.

Where the apartments are

This page covers 28 Dubai districts. The coastal strip — Dubai Marina, Jumeirah Beach Residence, Emaar Beachfront, Palm Jumeirah — runs along the west of the city, about 25 minutes from Dubai International. The centre — Downtown Dubai, Business Bay, DIFC, Al Wasl — sits on Sheikh Zayed Road roughly 15 minutes from the airport. The creek districts of Dubai Creek Harbour, Al Jaddaf, Al Merkadh and Sobha Hartland are closer still. Inland, Jumeirah Village Circle, Town Square, Arjan, Al Furjan, Damac Hills, Dubai Sports City and Dubai Production City are 20 to 40 minutes out and priced accordingly, with Dubai South and Madinat Al Mataar next to Al Maktoum International.

What does 'furnished' actually include?

Everything you need to move in with a suitcase. Beds made up with fresh linen and towels, sofas and dining furniture, a full kitchen with appliances, pots, pans, crockery and cutlery, a washing machine, air conditioning, a television and high-speed Wi-Fi. DEWA utilities are already connected in our name. The apartment is professionally cleaned before you arrive.

Is there a minimum stay?

No. The apartments on this page take stays from a few nights upwards, and each one shows its own live nightly rate for the dates you pick. The reason the site talks about months is that this is where a furnished apartment beats a hotel decisively, and where our rates fall furthest — but a short stay is perfectly welcome.

How much cheaper is a monthly rate?

Meaningfully, and it varies by apartment, district and season — a long booking costs us far less to service than the same number of nights sold separately, and the price reflects that. Rather than publish a percentage that would be wrong for half our stock, we quote each one: send the move-in date and the length of stay and you will have a written figure, usually within a working day.

Are utilities and Wi-Fi included?

Yes. DEWA electricity and water, high-speed Wi-Fi, air conditioning and building access are included in the rate on both nightly and monthly bookings. There is no separate utility deposit to lodge and no account to open in your name. Exceptionally heavy usage on a long stay is the only thing we would ever raise, and we would raise it before it became a bill.

Do I need an Ejari or a tenancy contract?

No. These are licensed holiday-home apartments let under our DET Tourism Licence 734743, not unfurnished tenancies, so there is no Ejari registration, no DEWA account in your name and no twelve-month commitment. You get a booking confirmation and, for longer stays, a stay agreement. That is the main reason a furnished apartment can be arranged in days rather than weeks.

Can my company be invoiced, and do you issue VAT invoices?

Yes. Corporate stays are invoiced against our VAT TRN 100356702900003, and if you are housing several people we can consolidate the apartments onto a single monthly invoice. Tell us at the quote stage so the booking is set up in the company's name from the start.

What ID do you need, and why?

A passport for every adult guest, plus a visa or Emirates ID where applicable. Licensed holiday-home operators in Dubai are required to register each stay with the authorities, so this is not optional — it is the same check a hotel performs at the desk. We verify every guest before check-in.

Is there a deposit?

Yes, a refundable security deposit, sized to the apartment and the length of stay and returned after check-out once the apartment has been inspected. The exact amount is stated in your quote before you commit to anything.

How often is the apartment cleaned?

A full professional clean before you arrive is included. During a longer stay housekeeping is available at whatever interval suits you — weekly is the usual choice — and linen and towel changes come with it. Tell us what you want when you book and we will build it into the monthly rate rather than bill it separately.

Which area should I choose for a long stay?

If you want to walk to dinner and manage without a car, Dubai Marina, JBR, Downtown, Business Bay or DIFC — all on the Metro or the tram, and the most expensive. If the budget matters more, Jumeirah Village Circle, Town Square, Arjan, Al Furjan, Damac Hills or Dubai Production City give you the same furnished specification for noticeably less, assuming a car. The creek districts sit in between. Tell us your work address and your budget and we will narrow it down.

Can I see the apartment before I commit?

For a long stay, yes — if you are already in Dubai we will arrange a viewing. If you are not, ask and we will send a walkthrough video of the specific apartment rather than the marketing photographs. We would rather you saw it than found out in week one.

Is parking included?

Most apartments come with an allocated or building parking bay; a few in the older central buildings do not. The listing tells you, and if it matters say so when you enquire and we will only offer apartments that have it.

Do you allow pets?

It depends on the building and the owner rather than on us — some allow pets, many do not. Tell us what you have when you enquire and we will only show you apartments where the answer is yes.

What happens if something breaks during a long stay?

You message us and our own maintenance team deals with it. Deluxe Holiday Homes employs its maintenance, housekeeping and guest-care staff in-house — over 230 people — so a broken air conditioner on a Friday is a call to us, not a chain of subcontractors. Guest support runs 24/7.

Can I extend my stay?

Usually, and it is worth asking early. The apartment may already be booked after your dates, in which case we will either move you to a comparable one or tell you straight away that we cannot. Extensions arranged with a few weeks' notice almost always work.
